What is a fire risk assessment?
A fire risk assessment is a systematic review of a building to identify fire hazards, the people at risk, and the measures needed to reduce or remove those risks. It results in a written report setting out any actions required to bring the property up to a compliant standard.
Is a fire risk assessment a legal requirement?
Yes. Under the Regulatory Reform (Fire Safety) Order 2005, the "responsible person" for a non-domestic premises — or the communal areas of a residential building such as a block of flats or HMO — must carry out and regularly review a fire risk assessment. Failure to do so can result in enforcement action, prosecution, or invalidated insurance.
Who needs a fire risk assessment?
Any business owner, employer, landlord, or building manager responsible for a property that isn't a single private dwelling. This includes offices, shops, warehouses, HMOs, blocks of flats, care homes, schools, and pubs — anywhere people work, live communally, or visit.
What happens during a fire risk assessment?
One of our assessors visits the property, reviews existing fire safety documentation and records, and inspects the building — escape routes, fire doors, alarm systems, emergency lighting, extinguishers, and general housekeeping. We then produce a written report identifying any hazards found, who's at risk, and clear, prioritised actions to address them.
